Selling Home - How to put Extra Dollars in your pocket while selling Home

 Some houses can be sold as they are. But many of them need some prep to make them presentable to invite prospective buyers. So after a little work on your house you can make some extra dollars. There are some key points you are to keep in mind while selling your house.

 First of all, when you have decided to sell your house, take a look on that home from a buyer's perspective. What you expect when you are going to purchase this property? Dig out negative points honestly. Try to remove these and not to ignore, as negative points will reduce the price of your property. Try to explore the positive features as well. Put extra stress on positive features. It will increase price of your property. There are some tips & tricks while selling your home:

 Make house Presentable: Your house should not be buyers repellent

  • Odor: There should not be any smell in your house. If you used to smoke in that house, your house will smell like cigarettes. Invite your friend or neighbor and ask him if it smells. If you have any pets, again your house would be foul smelly. Don't try to spray perfumes to avoid these smells but thorough cleaning of house is needed.

  • Dampness: If there is dampness in your house, buyer will not like to enter from your door itself. See if sewerage system is working properly. Rain water exits are properly diverted away from foundation of your house. Remove any plants or vegetation covering sewerage holes. As buyer will think that it is not maintained properly. He will try to dig out other negatives of poor maintenance.

  • Insect Free Home: Remove cockroaches, spiders or any kind of insects from your home.

  • Sparkling Bathrooms: Scrub your bathroom tiles and floors to sparkle. Change towels and bathroom curtains as well to make a new look. Dirty bathrooms spoil the mood of people coming to see your house.

  • Spacious Look: Remove any extra furniture from your house to give it a spacious look. It will add price of your house.

  • Repair of House: Replace window pans if broken. Repair doors and windows if needed.

  • Remove wallpaper: Check if any wall paper is present in your bedrooms. As it is not your house any more and everybody decorates his house in his own way. Don't put paint over wallpaper to cover it. It will be rather difficult to remove wallpaper after paint.

  • Paint your house: Paint your house if possible to give a nice look. Because new and clean look of your house again will add on price.

  • Remove extra vegetation: Check if grass in your front yard is nicely cut and maintained. Any pits in your front or back yard should be removed.

  • Create mood: If your house is near sea, put on blue windy curtains to give a beach look. If it is near mountains, then give a rocky look. Any creative look will be appreciated to enhance the price.

  • "Love at first sight": Make your home in such a way that buyer falls in love with your house while entering your street. Then he will neither negotiate much with you over price of your house nor create fuss over small repairs.

  • Explore Positive features:  Who knows your house better than you? Highlight commendable features without hesitation. Your house should leave some good impact on prospective buyer's mind. After comparing other houses he will certainly come to you for deal.

 Now you made your house ready to invite prospective buyers. You are to go for ads to show your house as a best deal for them.

 Determine worth of your house: Take surveys nearby, if some house in your area is sold recently. On what price it was sold? See ads in newspapers, internet to estimate market price of house like yours. Put some extra price, but remember you will get price according to the market not according to your imagination. Overpriced houses are not sold and on the other hand low priced house used to sell like hot cakes. You can consult real estate agents to determine the price of houses like yours in your area. They will oblige you with free quote.

 "For Sale by Owner": Put sign board on your house "For sale by owner". In this way you can save by not giving share to real estate agents. Invite neighbors & friends to show your house you want to sell with expected price. They will tell their friends & relatives further. This is called viral marketing.

 Legal Documents: Prepare legal documents after negotiating deal. Nothing should be verbal to avoid confusion & frustration later. Make a clean deal and enjoy some extra dollars in your pocket just keeping in mind few tricks.
